Shopping centres have long been locations to spend a rainy day – now one Northern Sydney precinct is taking it to the next level with a real-life mario kart experience.
Opening mid to late July, ‘Karts District’ is set to transform a 1200 square-metre space within Greenwood Plaza in the North Sydney CBD with augmented reality karting, virtual reality experiences and interactive gaming attractions.
Global live entertainment discovery platform Fever has partnered with the centre to bring the immersive entertainment activation, reinforcing the growing role of experiential attractions within retail precincts and driving foot traffic beyond traditional shoppers.

It comes amid increasing demand for experience-led destinations, with consumers seeking more social, interactive and shareable experiences over traditional retail transactions.
Across Australia and globally, retail landlords are increasingly integrating entertainment, leisure and cultural offerings into their precincts to create vibrant mixed-use destinations.
“Consumers today are seeking more than places to shop; they’re looking for places to connect, compete, socialise and create memorable experiences,” said Phil Mallet, Fever’s Head of APAC.
“Karts District has been designed to meet that demand by bringing together physical and digital entertainment in a way that appeals to a broad audience, from families and friends groups through to corporate teams.”

Under the same roof will be virtual reality experiences and interactive gaming attractions
Kelvin Fung Centre Manager at Greenwood Plaza said the project reflects a broader shift across the retail property sector, where experiential entertainment is increasingly being used to attract new audiences and support long-term precinct growth.
“We’re seeing a clear shift in what our customers are looking for, with more focus on experiences that are social, interactive and a bit different to the everyday,” he said.
“Karts District brings a fresh, experience-led energy into the centre and reflects that changing demand.

He added that this was the beginning of an exciting new phase for Greenwood Plaza.

Designed as a multi-experience visitors can opt for the augmented reality racing, free-roam virtual reality, motion simulators and interactive gaming experiences all designed to encourage repeat visitation and group participation.
It is expected to appeal to a wide range of audiences, including local office workers and residents, families, tourists and corporate groups, contributing to increased visitation and activation within the North Sydney CBD.
