The state government has brought more than 15ha of industrial land in Adelaide’s north to market, as it looks to ease the shortage of warehousing and logistics sites across the city.
Renewal SA’s land release comprises of three allotments on Bellchambers Rd at Edinburgh North, offered individually or in one line.
Each site covers more than 5ha of land, providing B-double access to the nearby road network including the Northern Expressway and the Northern Connector.
Urban Development Minister Nick Champion said the land was suitable for a wide variety of uses including logistics, warehousing, manufacturing and commercial activities.

“We are getting on with delivering the industrial land that South Australia needs to power our economic future,” he said.
“This land sits right in Adelaide’s northern economic corridor, next door to one of Australia’s most important defence precincts.
“Every hectare of industrial land we bring to market is an investment in the South Australian jobs industries that are driving our state’s growth.”
The site is located adjacent to 201 Bellchambers Rd, a 5.5ha parcel that was recently approved for the development of 29 individual allotments ranging from 3200sq m to 10,700sq m.

JLL’s Sarah Parkinson said the offering represented “a timely opportunity to deliver new supply into a market underpinned by long-term economic drivers, such as AUKUS and the T2D project”.
“This release provides a rare opportunity to secure large-scale, industrial land with development opportunity within one of Adelaide’s growing strategic employment precincts,” she said.
“We are continuing to see strong demand from developers, owner-occupiers and institutional investors seeking well-located sites that offer scale, flexibility and proximity to key infrastructure and workforce catchments.
“Edinburgh plays a critical role in South Australia’s industrial and logistics network, supported by major transport connections, defence-related investment and a growing population base across Adelaide’s northern suburbs.
“This is a unique opportunity to deliver new supply aligned with those long-term growth drivers.”
