Tim and Miranda Ard stand accused of using client funds to fuel a luxury lifestyle of travel, gambling, dining and entertainment.
Two Florida property managers have been charged with fraud and grand theft, Tallahassee police announced late last week.
Miranda Ard, owner-broker, and Timothy Ard, owner-operator, are accused of misappropriating client funds from their real estate firm CORE Property Management and using client cash to fuel their luxury lifestyle. The duo reportedly spent the money on “personal travel, cruises, gambling, beauty services, dining, entertainment, and other non-business-related purchases.”
According to the police department’s public statement, the Ards came under scrutiny in October 2025, when Tallahassee police were notified about “financial irregularities” in the property management company’s handling of a client’s property portfolio.
During a review of banking records, detectives “identified evidence of the commingling of the client’s property portfolio funds and CORE’s Property Management operating account, along with multiple transactions from the company’s operating account that investigators determined were used for personal expenses.”
Detectives subsequently executed search warrants at the company’s offices and at the Ards’ personal residence, and the couple was arrested on charges of grand theft and running an organized scheme to defraud over $50,000.
“This case underscores our commitment to protecting individuals and businesses from financial crimes,” Tallahassee Police Chief Lawrence Revell said. “Fraud and financial exploitation can have a significant impact on victims and our entire community. Our detectives will continue working diligently to hold those responsible accountable.”
According to the CORE Property Management website, Miranda Ard and her husband, Tim, founded CORE Residential Property Management in September 2016. As the owner-broker, Miranda “oversees both the sales and management arms of the business, ensuring clients receive top-tier support whether buying, selling, or leasing.”
Tim Ard is described as bringing “a unique blend of military discipline, technical expertise, and hands-on leadership to CORE Residential Property Management,” after having “served 9 1/2 years in the Army National Guard, including deployment to Iraq in 2005-2006.”
