Wondoomarook estate has hit the market for the first time in decades.
This landmark Coal River Valley farm and landholding spans 130ha and is located mere minutes from historic village of Richmond.
Rural sales expert at Elders Real Estate, Jodie Rolf, said her vendors decided to retire from farming and downsize after nearly 40 years on the farm.
“During their stewardship, Wondoomarook evolved into a productive agricultural holding, while also being the place where they raised a family and enjoyed the rewards of rural life,” Mrs Rolf said.
“With retirement now on the horizon, they are looking to pass the property on to its next custodian.
“It is the combination of productivity, lifestyle and genuine connection to the land that has made Wondoomarook such a special place to call home, and one that will be difficult for the vendors to leave behind.”

A visit to Wondoomarook is unforgettable, with a lake forming an enchanting centrepiece to the arrival experience.
The property has operated as an Angus cattle stud, supported cropping of peas, poppies, potatoes, grain and fodder crops, and produced award-winning pinot noir and riesling through its former boutique Landscape Vineyard label.
The 1ha vineyard, with existing vines, trellising and irrigation infrastructure, remains in place, and a portion of the property is currently leased for organic vegetable seed production.
The land is predominantly gently undulating sandy clay loams transitioning to alluvial river flats.
Water security is a defining strength, with 115ML of on-farm storage, 300m of Crown reserve frontage along the Coal River, and irrigation rights totalling 65ML across two State Government schemes.
A further 10ML allocation is under application.

Supporting infrastructure includes a workshop, hay shed and cattle yards. Perched above the river, the charming shelter known as Toad Hall adds a final touch of character to this remarkable estate.
The property’s 2005-built homestead balances timeless character with contemporary family functionality, offering up to five bedrooms and multiple living zones.
Formal sitting and dining rooms feature period-inspired detailing, while a generous open-plan kitchen, living and dining area is filled with natural light.
High ceilings, polished timber flooring, full insulation and double-glazed windows ensure year-round comfort, with a front veranda, dual porches and central courtyard extending the living experience into the surrounding gardens.

Since launching to market, Mrs Rolf said Wondoomarook has attracted interest from a broad range of buyers, including local farmers, Tasmanians interested in farming and self-sufficient living without compromising on location, established vineyard operators, mainland interest, and those seeking a premium rural asset in a tightly held region.
“There has also been inquiry from buyers attracted to the property’s tourism and accommodation potential, given its location in the heart of the Coal River Valley, just minutes from Richmond Village and within easy reach of Hobart and Hobart Airport,” she said.
“Buyers recognise Wondoomarook as a rare opportunity to secure a substantial holding in one of Tasmania’s most sought-after agricultural regions.
“The combination of scale, productive land, water security, established infrastructure, and strategic location is increasingly difficult to find. It’s a truly beautiful property.
“Positioned in a tightly held district, properties of this quality and scale rarely come to market.”

Mrs Rolf said one of Wondoomarook’s greatest strengths is its versatility.
While the property is currently used for grazing, fodder production and organic seed crops, its history of supporting a diverse range of agricultural enterprises highlights its adaptability.
“With established water infrastructure, irrigation capacity and arable land, there is scope to intensify land use, expand vineyard plantings or further develop irrigated agriculture,” she said.
“Combining scale, water security, versatility and a blue-chip location, Wondoomarook offers a rare opportunity to build upon an already proven and productive asset.”
The property is listed for sale with Elders at “Offers over $4.25m”.
