Bondi Junction’s transformation is gathering pace, with one of the suburb’s largest approved residential development sites set to hit the market just days after Waverley Council endorsed its long-awaited Master Plan.
Miron Solomons of Cushman & Wakefield isn’t commenting on the price guide for the 19-storey building, though other sources suggest it’s above $100m.
Despite a more cautious property market, competition among developers for planning-approved sites in Sydney’s eastern suburbs remains strong, with opportunities of this scale becoming increasingly scarce as housing supply struggles to keep pace with demand.
The timing positions the project to become one of the first major developments delivered since the adoption of the new Bondi Junction Masterplan, which aims to unlock thousands of new homes in Sydney’s east.

The DA-approved site at 59-75 Grafton Street, Bondi Junction has approval for a 19-storey mixed-use residential tower comprising 57 apartments.
The timing coincides with Waverley Council’s vision to transform Bondi Junction into a higher-density strategic centre, with plans for about 3000 new homes, upgraded public spaces and improved community infrastructure over the coming years.
The site of the approved development is just 100m from Bondi Junction Station and bus interchange, Westfield Bondi Junction, Oxford Street, established medical and commercial services, and major open spaces including Centennial Park, Queens Park and Waverley Park.
Its northern orientation provides gun-barrelled views across Double Bay, Rose Bay and Sydney Harbour.
Cushman & Wakefield’s Solomons, Jake Smith and Matt Pontey have been appointed to sell the property on behalf of a private owner.
… and of course the CBD.
Solomons said: “The endorsement of the Bondi Junction Master Plan is a significant milestone for Sydney’s east.
