The home of Noosa’s cult-favourite loaded fry joint has hit the market — and it comes with a mouth-watering development twist for investors.
The two-level headquarters of Chip ‘n’ Mix, the world-first self-serve fry bar that became an overnight sensation and influencer magnet, is up for a grabs with a negotiable asking price of $6 million.
John Petralia of Ray White Commercial Noosa and Sunshine Coast is handling the sale of 30/6-8 Hastings St, Noosa Heads, located on one of Australia’s most tightly held retail and tourism strips.

The freestanding asset is returning a very healthy $245,000 per annum plus outgoings, but also comes with development approval to turn the upper level into a 90 sqm apartment.
“The property gained enormous exposure when Chip ’n’ Mix opened, becoming one of the most talked-about hospitality launches in Noosa,” Mr Petralia said.
“Combined with the existing income and the approved residential conversion upstairs, it represents an exceptionally rare investment opportunity.
“The hard work is done. A buyer gets strong income from a popular tenant downstairs, plus approved plans for a luxury apartment upstairs with its own access.”

Chip ‘n’ Mix is a DIY hot-chip bar featuring three different types of fries and more than 30 hot and cold toppings, ranging from truffle oil to baked beans, operating on the weigh-and-pay principle made popular by frozen yoghurt bars.
The novel takeaway concept was dreamt up by young entrepreneurs, Rhi Pearce, Josh Leach, Ysabella Buckley-Tyree, and Lisa Tyree, who documented their chaotic journey to opening the store online.
They quickly amassed 27,000 followers on Instagram alone, cementing the venue as a must-visit backdrop for TikTokers and content creators across the country and further afield.

High-profile influencers who have documented their chip pitstops include the UK’s Saffron Barker and Katylee Bailey, along with Aussie creators Maddy Stephens and Jessie Carr.
The store founders were reportedly fielding fast-food franchise offers just weeks before they even officially opened the doors, while today, lines trail outside the venue all-hours.
Most recently, the four 20-somethings made a callout for investors as they prepare to expand “their chip empire” beyond the ritzy Sunshine Coast.
Mr Petralia said securing a building with a tenant generating that level of organic foot traffic was a major drawcard for investors.
The holding also has two exclusive car parks, considered gold on a strip where parking is notoriously scarce.
