A new development is ready to unlock more than 14ha of zoned Industrial 2 land as Geelong’s major employment precinct dwarfs similar land supply in metropolitan Melbourne.
The Gateway North Industrial Park at 125 and 175-275 Heales Rd, Corio, is a 14.32ha subdivision that will create 12 serviced Industrial 2 zoned lots.
Colliers Geelong agents Chris Nanni, Jonathon Lumsden, Ben Young and Ned Tansey are managing the private sale campaign.

The estate offers land ranging from about 1ha to 2.14ha, with pricing expected to start from around $500 per square metre for the one-hectare lots.
The land presents opportunities for owner-occupiers, developers, manufacturers, transport and logistics operators and investors seeking development-ready industrial land within Geelong’s established Ring Road Employment Precinct.
The property, which is 9km north of Geelong’s CBD, offers a strategic location with direct frontage to Heales Rd and Prosperity Dr, providing access to the Princes Freeway, Geelong Ring Road, GeelongPort, Avalon Airport and the Spirit of Tasmania terminal.
All the lots will have gas, electricity, water, sewerage and NBN connections, with titles expected in October, 2026.
The City of Greater Geelong’s most recent industrial land supply review identified about 265ha of vacant industrial land across the municipality, against a post-pandemic consumption rate of more than 21 hectares per annum.
Notably, Greater Geelong now holds more vacant Industrial 2 zoned land than metropolitan Melbourne, with land continuing to transact at rates well below comparable metropolitan stock.

“The ability to secure serviced industrial land that is ready for development continues to attract strong interest from a broad range of purchasers,” Mr Nanni said.
“Gateway North Industrial Park offers flexibility in lot sizes, allowing businesses to establish new facilities while also providing developers and investors with opportunities to deliver industrial accommodation in response to ongoing demand.”
Greater Geelong is forecast to grow from 299,700 residents in 2025 to almost 442,000 by 2046, representing 46 per cent growth.
The region’s expanding population, together with ongoing investment in freight and transport infrastructure, is expected to continue driving demand for industrial and logistics developments., Mr Lumsden said.
“Geelong continues to strengthen its position as one of Victoria’s leading regional industrial markets, supported by investment in infrastructure, a growing population and increasing business activity.
“Its connectivity to major road, port and airport infrastructure continues to attract occupiers and investors seeking well-located industrial opportunities with long-term growth potential.”.
Corio has long been recognised as one of Geelong’s established industrial precincts supported by major employers, freight infrastructure and access to key transport networks. The combination of established industry and continued investment across the region is expected to support ongoing demand for industrial land and facilities.
