Fresh from his $500m sale of seven hotels, pub and gaming mogul Sam Arnaout has put Wiseman’s Inn Hotel in Sydney’s Hawkesbury on the market.
No price guide was released by the marketing agents JLL Hotels & Hospitalilty, but Mr Arnaout’s Iris Capital purchased the pub just four years ago from former Wallaby Bill Young for around $10m.
JLL’s Greg Jeloudev says the Inn, some 75km north-west of Sydney, was “managed as the smallest asset within a larger pub group’s portfolio. There is clear scope for an engaged operator to unlock significant value through improved management and strategic capital investment.”
“The venue benefits from an enviable natural setting, recent proximal infrastructure upgrades and an immediate audience from nearby caravan parks,” Mr Jeloudev added.
Fronting the banks of the Hawkesbury River at Wisemans Ferry, the property occupies a 5123sqm site and sports accommodation including five pub rooms and six freestanding motel suites.
Sam Arnaout is selling Sydney’s Wisemans Inn Hotel, which he bought in 2022.
The venue generates $3.2m in annual turnover, according to JLL who are offering the pub via an expressions of interest campaign closing August 26.
JLL’s Kate MacDonald said the property’s substantial land area provides multiple revenue enhancement opportunities.

“The generous site allows for expanded alfresco dining, family-friendly spaces, and special events programming,” said Ms MacDonald in a statement.
“There is significant potential to transform this into a marquee destination venue offering live entertainment and an elevated food and beverage experience to capture the strong visitation this riverside precinct attracts,” she said.
Earlier this month, Mr Arnaout, who has been increasingly spending more time in Dubai, cashed out of nearly $500m worth of hotels and pubs in the NSW Hunter Region in a one line deal to MA Financial’s Redcape Group.
